🌱 Ahavahland Eco Community (AEC) Membership and Development Model 🌿
The Ahavahland Eco Community (AEC) operates as a participatory membership community, harnessing the power of collective strength to achieve our shared goal of building sustainable eco-communities at minimal costs through our property ownership and wealth-building program 🏠. Our ultimate objective is to develop multiple large communities, creating a market for our essential services, such as ⚡ power, 💧 water, and 🌿 biogas, which will be provided by our profit-making service companies.
AEC is a non-profit membership association 🤝, while our entities, such as AEC Power, Water, Farms, and Biogas, are profit-making corporations owned by commercial members who invest to generate returns 💸. We acquire land at competitive prices, leveraging our collective strength 💪.
For residential members, AEC offers a complete developed property, including land and building, based on Ghana's 50-year renewable leasehold land laws 📜. We do not offer land for sale solely for land ownership 🚫. Instead, our focus is on providing fully developed properties that meet our sustainable standards 🌟.
For commercial and industrial members, AEC requires a value of land as a down payment for their projects 📈. The scope and cost of these projects are discussed, and payment plans are agreed upon 📊.
Development commences when a minimum of 10 members are ready to develop and move into a community 🏗. This approach ensures efficient use of resources and economies of scale 📈.
In exchange for offering land and development services, AEC retains the exclusive privilege to:
- Develop and construct all infrastructure and buildings 🏗
- Provide essential utility services ⚡
- Manage the community's infrastructure, ensuring smooth operation and maintenance 🔧
This arrangement allows AEC to deliver value to community members while maintaining control over the development and management of the community 🌿. Upon completion of the development, members receive keys and full documentation to their property, including land documents, after settling all payments 📝.
AEC and its members sign a membership and ownership agreement, with the type of agreement depending on the membership category 📄. The process typically takes up to a year, depending on the payment plan agreed upon by AEC and its members 🕒.
